This required large-scale excavation and dewatering operations, along with highly engineered structural slab systems designed to resist heavy loads and ensure complete waterproofing against groundwater infiltration.<\/p>\n<p style=\"text-align: left;\"><span style=\"color: #3366ff;\"><strong>Functional & Structural Diversity of Buildings<\/strong><\/span><\/p>\n<p style=\"text-align: left;\">The development comprises administrative, social, sports, and service buildings, each with distinct structural requirements.<br \/>\nThe indoor swimming pool required long-span steel truss systems to eliminate internal columns, while squash courts demanded precise leveling and adherence to international sports standards.<\/p>\n<p style=\"text-align: left;\"><span style=\"color: #3366ff;\"><strong>MEP & Infrastructure Complexity<\/strong><\/span><\/p>\n<p style=\"text-align: left;\">The integration of boilers, electrical substations, and large-scale swimming pool systems required a highly complex underground utility network. Advanced HVAC systems were implemented, particularly in humid zones such as the indoor pool area, to prevent condensation, corrosion, and structural deterioration.<\/p>\n<p style=\"text-align: left;\"><span style=\"color: #3366ff;\"><strong>Logistical Challenges in a Developing Urban Zone<\/strong><\/span><\/p>\n<p style=\"text-align: left;\">Located in a rapidly developing desert environment, the project required continuous supply chain coordination for massive quantities of concrete and steel, supporting over 80,000 m\u00b2 of built-up area. Construction sequencing and clash detection management were critical to avoid interference between overlapping structural zones.<\/p>\n<p style=\"text-align: left;\"><span style=\"color: #3366ff;\"><strong>Landscape & External Works Coordination<\/strong><\/span><\/p>\n<p style=\"text-align: left;\">The project includes a 4,500 m\u00b2 recreational landscape area and a 1,600-meter perimeter wall.
