Motel Project
The project involved the transformation of a deteriorated existing building into a fully integrated modern motel facility. The scope included complete structural rehabilitation combined with a functional change of use, executed using a fast-track construction methodology to ensure time efficiency and continuous workflow without compromising structural safety or finishing quality.
Structural Engineering Challenges
The initial structural assessment revealed that the existing reinforced concrete system had insufficient capacity to withstand the new imposed loads, including increased live loads associated with the new motel use and seismic considerations.
Load Rebalancing & Structural Constraints
The addition of a new floor and the change of use introduced significantly higher live loads than originally designed. This required a comprehensive load redistribution strategy to safely transfer additional stresses to the existing foundation system without compromising structural integrity.
Execution Constraints in an Existing Structure
Working within a live, existing building imposed severe logistical and spatial constraints. Structural strengthening works were executed simultaneously across all floors, requiring precise coordination of manpower, sequencing, and material handling.
MEP System Integration Challenges
The conversion required full integration of new mechanical, electrical, plumbing, and fire-fighting systems within the existing structure. Careful routing and detailing were implemented to avoid interference with structural elements and to preserve internal clear heights.
Structural Strengthening Works
- Foundation Strengthening: Enlargement and reinforcement of existing foundations to accommodate additional loads.
- Column Jacketing: Reinforced concrete jacketing with high-strength epoxy bonding to enhance axial and shear capacity.
- Beam & Slab Strengthening: Structural upgrading of beams and slab systems to improve rigidity and resistance to dynamic loads.
Vertical Expansion – New Floor Addition
The newly added floor was constructed using lightweight construction materials and optimized structural systems to minimize dead loads while maintaining required stiffness and stability.
Fast-Track Execution Strategy
A fast-track methodology was implemented, allowing finishing works to commence in lower levels immediately after structural strengthening completion, even while upper structural works were still ongoing. This approach reduced the total project duration by approximately 40%.
