Al Jawhara Club Project
Al Jawhara Club Project
The Al Jawhara Club is a fully integrated multi-purpose development, representing a complex engineering ecosystem combining underground infrastructure, diverse building typologies, and advanced MEP systems within a unified masterplan.
Massive Underground Works – Main Parking Structure
The project includes a main underground parking facility of 52,370 m², nearly equivalent to the total site area. This required large-scale excavation and dewatering operations, along with highly engineered structural slab systems designed to resist heavy loads and ensure complete waterproofing against groundwater infiltration.
Functional & Structural Diversity of Buildings
The development comprises administrative, social, sports, and service buildings, each with distinct structural requirements.
The indoor swimming pool required long-span steel truss systems to eliminate internal columns, while squash courts demanded precise leveling and adherence to international sports standards.
MEP & Infrastructure Complexity
The integration of boilers, electrical substations, and large-scale swimming pool systems required a highly complex underground utility network. Advanced HVAC systems were implemented, particularly in humid zones such as the indoor pool area, to prevent condensation, corrosion, and structural deterioration.
Logistical Challenges in a Developing Urban Zone
Located in a rapidly developing desert environment, the project required continuous supply chain coordination for massive quantities of concrete and steel, supporting over 80,000 m² of built-up area. Construction sequencing and clash detection management were critical to avoid interference between overlapping structural zones.
Landscape & External Works Coordination
The project includes a 4,500 m² recreational landscape area and a 1,600-meter perimeter wall. Careful grading and drainage design were implemented to ensure efficient stormwater management, while pedestrian circulation networks were designed in compliance with accessibility codes for persons with disabilities.
Project Outcome
Al Jawhara Club stands as a modern micro-city, where the primary engineering challenge was the seamless interface management between a massive underground parking structure and the diverse superstructure above it, all executed within a unified and highly coordinated construction framework.
